Savills acted on behalf of a property company in the disposal of the freehold interest of Imperial House, located 200 metres from Rayners Lane London Underground Station, in the London Borough of Harrow.

The property comprises a part four, part five office building extending to approximately 9,561 sq m (102,916 sq ft) GIA and occupies a site of 0.71 hectares (1.75 acres).

The site benefits from prior approval for conversion of the existing building to provide 203 private residential apartments extending to 6,534 sq m (70,332 sq ft) NSA. There is also potential for further new-build floorspace in additional storeys on the roof.

We promoted the site to a shortlist of purchasers and a mini-tender was undertaken. The property was subsequently sold to a developer who specialises in office-to-residential conversions for £26 million and the transaction completed in September 2017 when vacant possession was secured.
